About MarkupProof
MarkupProof is estimating software that builds a general contractor's bid on their own prices, keeps their markup on every line, and writes the finished budget, proposal, scope and payment schedule straight into JobTread.
What MarkupProof does
Builds the estimate from the walk
Talk through the job the way you'd tell your lead, or snap photos and drop in the plans. MarkupProof reads them, pulls the scope, and turns it into a line-by-line estimate.
Prices it on your price book
Every line assembles from your own cost catalog, not a national average. Snap a receipt or drop in a supplier quote and your price book updates, so your numbers get tighter the more you buy.
Keeps your markup on every line
Your markup, labor rate and minimums are applied to every line automatically. After a JobTread budget push, any line priced below cost fails the read-back check.
Writes it straight into JobTread
One click builds the JobTread budget, linked to your own catalog items, plus the client proposal, the scope of work and the payment schedule. No double entry. Not on JobTread yet? It runs standalone.
What makes MarkupProof different
It shows its work on every line
Every line reads cost × markup = price. There are no hidden formulas and no mystery total, and you can change any number before it goes out. That's the "Proof" in MarkupProof.
It bids on your prices, not an industry average
JobTread's own AI Budget Builder, launched in September 2026, drafts from general industry practice, and JobTread said at launch that it does not yet read your cost catalog. MarkupProof starts from your catalog and links each budget line to your own catalog item.
It produces the number you sign, not a draft
An AI draft still has to be reworked before it can go to a client. MarkupProof is built to produce the finished number: your prices, your markup on every line, and the payment schedule to go with it.
No setup, no babysitting
Wiring Claude or ChatGPT to JobTread yourself is powerful, but it has to be watched: a cost group not grabbed, a budget at $0, a proposal that doesn't pull from the budget. MarkupProof is purpose-built, so you talk, review and send.
No contract, flat monthly price
$119 a month for one operator, no per-estimate fees and no contract. It still sits below the platform's own tools, because you already pay for JobTread.
Who uses MarkupProof
- General contractors on JobTread where the owner still does the estimates
- Residential and light-commercial remodelers with 1 to 15 employees
- Builders with a mature cost catalog who want bids priced from it, not from averages
- Contractors who have tried wiring an AI to JobTread themselves and don't want to babysit it
- Contractors not on JobTread yet who want the same estimate, standalone
The team behind MarkupProof
Josh Farrand, founder
Josh founded 8 Inch Nails Construction, a Portland remodeling contractor, in 2005 (Oregon CCB #199399). He built MarkupProof because he was struggling to get estimates out on time, to work on them with his office team, and to be sure every detail had been checked. He built it inside that business and ran it on real 8 Inch Nails estimates before it shipped. LinkedIn
Drew Harris
Drew is a small business owner who runs two glass shops and founded Glass Calc Pro, pricing software built for glass shops. LinkedIn

Frequently asked questions
Will the AI make up my prices?
It prices from your own catalog and past jobs first. When a line has no catalog row it still gives an estimate, and you can edit it. Once you do, the catalog is the price next time.
Do I need JobTread to use MarkupProof?
No. MarkupProof is built for JobTread and writes your budget, proposal, scope of work and payment schedule straight into the job, but it also runs standalone.
How much does MarkupProof cost?
$119 a month for one operator, or $1,200 a year for one operator. There are no per-estimate fees. Teams pay per seat, and every seat is billed at the rate for the team's size: 2 to 5 seats are $89 a seat a month or $890 a seat a year, and 6 or more are $75 a seat a month or $750 a seat a year.
Is there a contract or a free trial?
There is no contract. The first 10 days are free. We take a card up front, Stripe shows you the date of your first charge before you confirm, and if you cancel before that date you are not charged.
Does MarkupProof replace my judgment as the estimator?
No. Every line shows its cost, markup and price, and you can change any of it before anything goes to a client. You review it and you send it.
What does it write into JobTread?
The budget, linked to your own cost catalog, plus a proposal draft, the scope of work and the payment schedule. Photos and plans go to Job Files tagged Pre-construction. After the push, JobTread is the source of truth, and final review, delivery and e-sign stay in JobTread.
